If you’ve stumbled upon this blog post, chances are you’re weighing up whether to rent out your property on Airbnb or some other rental site to make a bit of extra money. Are we close enough?
Don’t get us wrong, there are LOADS of benefits to becoming an Airbnb host (aside from the obvious extra cash). You can get creative with your inner interior designer. You’ll likely meet people from all over the world. You’ll gain tons of new skills and knowledge (think property management, problem solving skills, customer service!).
Whilst it is rewarding for the most part, we wanted to share the true price of Airbnb hosting, because chances are there are some hidden costs you don’t know about.
The hidden costs of running an Airbnb rental
Cleaning fees
It’s important to keep your Airbnb property clean and tidy for guests, which means you may need to hire a cleaner or spend your own time cleaning after guests leave. This can be a significant expense over time, not to mention the occasional ‘deep clean’ you may have to perform should your guests leave a serious mess!
Insurance
You’ll need to ensure that you have adequate insurance coverage for your Airbnb property. This may include liability insurance, property insurance, and damage protection insurance. Trust us when we tell you to make insurance a priority from the get go – it could save you thousands!
Utilities
As a host, you’re responsible for covering the cost of utilities like water, electricity, and gas. Guests may use more utilities than you normally would, so this is something to keep in mind and budget for.
Maintenance and repairs
Guests may accidentally damage your Airbnb, which means you may need to pay for repairs or maintenance costs more frequently than you normally would. Your insurance policy should typically cover damages, however, prepare to pay out of pocket in the first instance before claiming it back. Other maintenance fees that might not be covered include switching out the light bulbs or unblocking a drain.
Time and effort
Hosting on Airbnb requires a significant amount of time and effort, from communicating with guests to managing reservations and ensuring that your property is clean and well-maintained. This can be a hidden cost if you’re not prepared to dedicate the necessary time and energy to hosting.
